It was a pleasure working with Kim. Being new to the area Kim took extra steps to narrow our search to individual pockets of Jacksonville. She also created a booklet with homes in each area that provided space for notes and points of interest. She took extra time to highlight distance from work and other attractions that were important to us. Kim was very detailed in the purchase process as well, keeping us abreast of factors unique to FL that were key to the purchase (like education on wells). I highly recommend Kim in the home purchasing process especially for relocation services. Thank you again Kim for your help in this transition.

Kim expertly helped us navigate the Riverside Housing market when multiple homes were being actively flipped, interest rates rising, and home prices were still inflating. We were lucky to have her as our realtor. With her expertise we were able to rapidly narrow down properties that best fit the home we wanted while staying true to our price change; we never felt pushed into purchasing a home we didn't truly want. When it came time to close, she was active and responsive to us on everything from repair negotiations, to helping us navigate extraneous requests from the sellers. We were most impressed when she continue to reach out to us post-closing and help us with move-in issues.We would recommend her to any of our friends coming to the Jacksonville area and are grateful to her help in purchasing our first home!

Kim was amazing with our move from Kansas to Florida. She listened to our wants/needs and showed us homes we requested to see as well as homes she felt would be a good fit for our family. Kim is the best! She had all her "homework" done well in advance, and provided me listings that I could review online prior to our visiting houses in person. She listened to me and what I was looking for, and provided relevant listings. I immediately loved the first house on the list (which I had sorted based on their online pictures, etc). We looked at a handful of others just to do my due diligence before I ended up buying the first one we saw. How often can you say a realtor is so well organized that you buy the first house you visit? She stayed with me throughout the inspection period, negotiations on price, and even after the closing helped with details like retrieving the garage door openers from the previous owners. She went above and beyond what I expected!

Kim Kowal went the extra mile to walk us through the sale of our house. She gave great advice in helping prep the house for sale and recommending any professionals that we needed to help with the curb appeal (interior and exterior) the house. Kim was fantastic to work with! My house hunt took almost 4 months from start to end with almost 10 different offers, 40+ home tours, and many texts/calls. I was glad to have found such a reliable realtor since I am a out of town buyer and using a VA loan. She went out of her way to help me by doing video tours, measuring rooms, and holding my keys for me until I could move in! In the tough market she was knowledgeable on the area, what to offer, and how to navigate the VA loan. She also got me in touch with a great team of inspectors, loan officers, and different services. Kim is phenomenal to work with! She helped us with the sale of our home this summer. It wasn't a quick or easy sale and we had to move across country before we even had a buyer. Kim went above and beyond to take care of every issue that came up during the sale, even coordinating furniture donation pickups and some at-the-finish line handyman work. She took care of everything so that we didn't have to make a trip back. We found Kim to be knowledgeable about the local market pricing and we were confident in the listing price as well as the negotiations that followed. She was prompt in communicating with our relocation assistance group, usually knowing what needed to be done before we did. Kim is friendly and experienced and loves what she does. Two thumbs up!

I had the pleasure of meeting Kim when house-hunting in 2015. As a first-time buyer I was a little nervous about the process. Kim's knowledge of the area targeted some excellent listings which made for an exciting search. Kim helped us sell a condo and our home in the historic Riverside/Avondale area of Jacksonville. We were impressed with her knowledge of the area and particularly how informed she was regarding RAP guidelines and how they relate to the sales process. Her expertise from determining the sales price to advice on staging both properties so they would show well were crucial to the sales. She is well connected and helped us find the right contractors for minor repairs, cleaning, etc. There was never a time when Kim wasn't responsive to a call from us. She understands that responsiveness is imperative when you are navigating something as important as the sale of your home. Kim was also wonderful and most helpful in guiding us through the negotiation stage. She understood what we wanted from the sales and made us comfortable that each decision we made along the way to counter or accept an offer was in our best interest. Kim helped me sell my house in Avondale, and then helped me buy my house in Melrose, Florida. Where do I begin telling you how absolutely wonderful she was with everything? To begin with - when I asked her to help me, she immediately told me what I needed to do to the house to make it look its best for showing; she had beautiful pictures taken of the house, then she immediately listed it at a fair price, near the top of its price range, which gave me some room to negotiate; and began showing it. I had an offer within the month. While the sale was pending, she took me to Melrose ( about an hour + from Jax); showed me the houses I was interested in looking at; and negotiated a great price on my current home.

We have relied on Kim for numerous realty situations. She listed and sold our home. Kim is always available to answer any questions we may have. She is knowledgeable and very professional. Kim is pleasant and easy to do business with.

I was relocating from out of state and Kim was an amazing agent! I was going through the stress of simultaneously selling in one state with a different realtor and buying in Jacksonville with Kim. Kim made the buying side very simple. She sent me listings based on what we discussed over the phone. I started a list and then flew down a couple weeks later to look. She set aside three days in her calendar to help me search for the perfect home. She put up with my lists, rankings, and spreadsheets, while quickly picking up my likes and dislikes in a house. Once a house was found, she handled the offer and negotiation quickly and effectively. Once in escrow, she guided me through the inspection process and was quick to respond if I had any questions. I wish I could say my selling process went as smoothly as buying was with Kim at my side! She knew the neighborhoods really well and listened to my needs and concerns. I’ve ended up in a house and neighborhood I love and am so happy I had Kim to help me through the process! I highly recommend her if you are looking to buy or sell in Jacksonville.
